
Pricing Structure
Our estate sales are priced using a hybrid model that combines a percentage of gross sales with a minimum service fee. This allows us to provide full-service, professional estate sales while ensuring the time, labor, and resources required for each home are properly covered.

Commission
We charge 40% of the gross sales total (before tax).
This percentage covers:

Pricing and research of items

Professional staging and merchandising

Advertising and marketing

Staffing and management of the sale

Payment processing fees

Minimum Fee
All estate sales are subject to a minimum fee based on the square footage of the estate, regardless of total sales. If the commission total exceeds the minimum fee, the percentage applies as normal. Larger estates require more staff and tend to take longer to prepare and smaller homes don't require as many staff and less time. This policy ensures that each client is getting the best value out of our service.

Additional Services & Exclusions
Some homes require services beyond the scope of a standard estate sale. The following are not included in the commission or minimum fee and will be discussed in advance if applicable.

Any additional services will be quoted and approved by the client prior to work being performed.

What We Don't Charge For
There are no upfront fees for consultations or walk-throughs, and we do not charge hourly for standard estate sale services. Our goal is to make the process as simple and stress-free as possible. Our pricing structure aligns our success with yours! We work to maximize sales while providing respectful, professional service during what is often a difficult transition. Transparency and communication are a priority, and you will always know what to expect before the sale begins.
